Building 3 - CAT A Strip Out and Refurbishment - £1.05m Contract Value - JCT ICD 2016

Challenges; Taking space back from tenanted area, implementing sectional completion to suit new agreement for lease for re geared lease of tenants new space. During the contract, some of the variations put forward by the contractor were excessive to the work at hand. I held negotiations to ensure the costs were fair and reflective of the work and materials on site. Contract finished 2-3 weeks outside of original programme due to the tenants working schedule and their own works to refurbish the unit.

The Heights, Weybridge

Building 1 - Roof Terrace

£535k Contract Value - JCT D&B 2016

Challenges - Breaking out sections of the slab to accommodate new pedestals for the flooring caused issues with neighbouring tenant. Out of hours working was agreed with the landlord, an extension of time was agreed at one week with no additional prelims. Completed to a high standard, on time despite an extension of time agreed.

Brook Street, Mayfair

Cat A - Office Refurbishment - 3 floors and communal parts £640k - JCT MW 2016

Strip out of previous tenants CAT B fit out taking back to CAT A and install new mechanical plant to all floor. Majority of challenges here related to the building being tenanted. Sequencing delivery times and working around important meetings, with minimal disruption.

Hill Place House

Communal parts and reception area refurbishment. Contract - £150k - JCT MW

Challenges here revolved around Covid-19, material lead in times and labor. Programme fell around 2021 Christmas time, we were able to work around difficult tenants by setting up a newsletter to be circulated weekly outlining key milestones/dates.

Industrial/Logistics Examples

Ridgeway Industrial Estate, Heathrow Trading Estate and Brackmills Industrial Estate.

Reporting on both sides of the sale, prior to acquisitions and disposals for various institutional funds and private clients on all aspects of property condition, asset management considerations and repair liabilities. Offering advice into refurbishment opportunities and priced schedules of repair which have often led to projects. A few dilapidation settlements which I have undertaken for have also resulted in in small scale refurbishment projects such as replacing asbestos roofs, reinstating former units back to lettable space (i.e. removing/installing mezzanines and mechanical plant).

Residential/Bank Monitoring

HKR - Hackney Road - Bank Monitoring

£24m 2017 - 2022

Reporting to secure lender on a monthly basis, reviewing valuations and issued drawdowns in line with works complete. Works went over contract period by 18 months due to flaws within facade design detail and cladding installation, with covid also proving a challenge here. My client was satisfied with the level of reporting we provided here and would happy to be a reference should that be required.

Being able to communicate professionally and clearly with both customers and other parties through spoken contact and by letter to communicate decisions reach and current status of ongoing cases.

Progression in Role:


Due to the complex nature of these cases there are often multiple stakeholders to liaise with such as in house Litigation teams and parties acting for the customer. Through my experience I have been able to progress my stakeholder management skills to a high level, being able to manage all involved parties and individuals to manage the situation to the outcome with positive results.
