Key Responsibilities
- Lead the operational management of the estate, ensuring high standards of service, resident satisfaction and regulatory compliance.
- Manage an annual service charge budget of approximately £1.5 million, including budgeting, forecasting, expenditure control and financial reporting.
- Direct and support a team of 8 on-site staff, including concierge and maintenance personnel, overseeing recruitment, performance, training and day-to-day operations.
- Ensure compliance with the Building Safety Act, Fire Safety Regulations, Health & Safety legislation and lease obligations.
- Manage all planned preventative maintenance (PPM) and reactive maintenance across the development.
- Oversee contracts and performance of specialist contractors for lifts, fire safety systems, M&E services, water hygiene, CCTV, access control, cleaning, landscaping, waste management and other estate services.
- Coordinate major repairs, insurance claims, defect investigations and capital improvement projects.
- Prepare and manage service charge budgets, approve expenditure, raise purchase orders and ensure value for money across all contracts.
- Produce reports for clients, senior management, resident meetings and Directors.
- Build strong relationships with leaseholders, the Residents' Association, Arsenal FC, contractors, consultants and local authorities.
- Lead emergency response to incidents including fire alarms, floods, lift failures, power outages and other critical situations.
- Coordinate estate operations during Arsenal FC matchdays and major events, ensuring security, access management and minimal disruption to residents.
- Monitor contractor performance through regular audits, KPIs and site inspections to ensure service excellence.
