1-Carry out inspection for occupied properties for response repairs and raise an order to carry out the essential repairs .
2-Carry out inspection of Void properties and write up specification of the works required and raise an order for the works to be carried out and completed within two weeks so that the property will be ready to be let.
3-Carry out inspection of occupied properties for condensations and moulds and raise an order to carry out essential repairs such as the installation of extractor fans to eliminate the problem with condensation and advise the clients to eliminate the source of moisture and provide ventilation and heating.
4- Supervising the works from inception to completion , Liaising with Clients and Contractors on all items of the repairs using the property management system to raise orders.
Duties:-
1-Carry out pre-inspection and post inspection of properties and raising orders to carry out the works.
2- inspect Voids and Fire damaged properties and write up specification of the works and send the specification of the works for tender from an approved lists of contractors ( usually 3 Contractors ) and the works will be assigned to the cheapest Contractor.
3- carry out planned maintenance works such as Cyclical Decorations, Roof replacement and Windows replacement, prepare specification of the works and contract documents and get quotation from the three approved list of Contactor, and the job will be allocated to the cheapest Contractor to carry out the works within agreed time as per contract document.
4-Supervision of the planned maintenance works from inspection to completion to ensure the works are carried out in accordance to the specification and contract documents.
5-inspect the Occupied properties and advise the tenants on the use of building including services, conservation of energy requirement , assessment of environment requirement for buildings including thermal and sound insulations.
