Managed quality instructions as senior valuer and office manager at Dart & Partners, achieving a valuation to instruction percentage of 63% in 2006 and maintaining an average above 50% yearly, ensuring effective conversion of instructions to sales. Prior to introduction of Home Information Packs (HIP) by then government I trained and passedqualification to be Home Information Pack Energy Surveyor.
During 2008, in midst of 'Credit Crisis' I felt clearly we could not simply rely on sales income. Our management portfolio needed to be built up, something we started to focus on in 2007. At that point we managed around 100 rental properties. By July 2019 we managed in excess of 350 properties. Becoming director in company gave me feeling of being re- born, in professional sense. I was able to put in practice many ideas I had for improving our brand and services. In 2015 I secured office premises in Shaldon. Aiming to target 'Fine Homes Market'.
I felt we need to push into prestige and waterside homes sector, we did.In less than two years we moved into larger office within Shaldon and now Dart & Partners Distinctive & Waterside property sales department is leading way locally.Further expansion was required, our market share varied at anything between 35 & 48% in sales monthly within Teignmouth & Shaldon area. I felt this percentage could not grow great deal within established area.Action, we incorporated Pearson Ranger of Dawlish at end of 2018 and purchased Force & Sons lettings business following year. Opening office in early part of 2019 in Dawlish. On selling my shares Dart & Partners we already sat in second place in sales agreed within Dawlish post codes. My duties covered not only being senior valuer but overseeing running of business with workload that comes with from managing staff to paying VAT. I was very hands on, undertaking daily meetings before our doors opened with team. I was not shy to work weekends and always feel that one should lead by example. To be able to be delicate is important part of leadership but one must make right decision as to whom.Exposure to public is highly important and something I thrive in doing and enjoy. I see some businessowners who hide away leaving staff to deal with public, losing opportunities to build relationshipsand create more business. I feel businesses located in smaller towns need to be part of that community.
