Experience: Technical Coordination (RIBA Stages 3-7).

Currently carrying out the tasks listed below to deliver the following residential sites: Bedford (Wixams: 650No. Plots), Cambridgeshire (Whittlesey: 243No. Plots), Lincolnshire (Bourne: 203No. Plots), St. Neots (Wintringham: 350No. Plots) and Milton Keynes (Brooklands: 450No. Plots).

Tasks:

- Delivering various Residential Developments co-ordinating external design consultants, obtaining building control approvals, discharging planning conditions, ensuring mains services are procured, providing Construction Issue drawings for site works start to finish, while carrying the following:
- Obtain Technical Drawings and approvals to enable efficient site starts.
- Minimise risk through provision of timely and high quality information.
Brief, manage and drive the external consultants in the preparation and issue of production information to an agreed programme, fee and scope.
- Prepare the Design Programme and present it at Progression Meetings.
- Ensure all statutory enquiries, sewer connections and other section agreements are submitted and pursued for their timely return.
- Oversee the NHBC/Building Regulations applications to approval.
- Ensure that working drawings are in accordance with the approved Planning Scheme, and ensure discharge of planning conditions.
- To monitor and control all production information in close liaison with the Development Estimator to ensure tight cost controls are kept and information produced in line with budget estimates.
- Monitor and control the Professional Fees budget and update fee reports on monthly basis.
- Oversee preparation of Brochure Plans, Conveyance Plans and Sales Area drawings.
- Attend site progress meetings and carry out site inspection.
- Attend meetings at various stages of projects (Land/Technical hand-over, Project Meeting, Optimisation, Progression, Technical/Sales, Budget Meetings, etc.).
- Liaise and coordinate other parties, both internal and external.
- Attend Subcontractor interviews.
- Respond to site queries and resolve Technical/Construction problems.
Issue drawings and information for construction purposes.

- Tasks as listed below (as Principal Designer/Designer under CDM):

- Carried out a site measured survey and utility desk top study to establish site constraints. Produce feasibility study package that included preliminary design (site plans, floor plans, elevations and 3D Impressions), budget estimates and preliminary programme) as per clients design brief and in liaison with design team (Structural, mechanical and electrical engineers) to establish viable scheme. .

- Upon clients sign-off, performed further analysis of the preliminary programme to identify resources required vs anticipated delivery date.

Send out enquiry emails for Quotes in order to raise orders for full site investigations (i.e Structural, R&D, drainage and topographical.

- Surveys, and specialists reports and assessments where applicable).

- Produce design that included pre-app / full planning / building control / working / construction / drawings (site plans, floor plans, sections, elevations, foundation plans, joist plans, roof plans, drainage plans and construction details for foundation, roof, door, windows and drainage)

in liaison with design team and case officers until application approval (including discharge/approval of conditions).

- Produce performance/full specification subject to procurement route and anticipated delivery date.

JCT tender package, tender evaluation, produce report and award tender in liaison with client.

- Firm-up lead-in, start and finish dates with awarded contractor (at precontract meeting), carry out regular site visits (fortnightly) during site works period, valuations (monthly-interim to final certificates), and produce variation orders (in liaison with client) until project handover (certificate of completion issued).

- Thereafter, carry out final inspection for end of defects period and the release retained retention sum.

- Upon clients sign-off, update preliminary programme, and order full site investigations (i.e Structural, R&D, drainage and topographical Surveys, and specialists reports and assessments where applicable).

- Produce design drawings for pre-app / full planning / building control drawings / working drawings (site plans, floor plans, sections, elevations, foundation plans, joist plans, roof plans, drainage plans and construction details (foundation, roof, door, windows and drainage) in liaison with design team and case officers until application approval.

- Produce planning and building control revisions / discharge / approval of conditions drawings.

- Handover complete design package to project manager / director to deliver on site.

Drawings included site plans, floor plans, sections, elevations, foundation plans, joist plans, roof plans, drainage plans and construction details (foundation, roof, door, windows and drainage).

- Produce planning revision/discharge/approval of conditions drawings and documents under the supervision of the senior architectural technician / associate / partner.
