In my current position, I manage an average of 350 units and the below is a few examples of tasks completed on a day to day basis:
Maintaining the highest level of customer service and professionalism is imperative in my role, and I prioritise communication with clients to ensure customer satisfaction and retention of tenants. My ability to handle emergency/high pressure situations effectively and provide swift resolutions is imperative in this role.
Day to day tasks include tenancy Move Ins and Move Outs, and completing all the administration and compliance tasks that go into this, alongside keeping the CRM system up to date with any progression on a file. As well as constant communication with residents throughout their tenancy, arranging tenancy renewals and pursuing rental arrears. Other tasks include general phone call enquiries, as well as providing professional and positive face to face customer service to any walk-in customers. All parts of my job go towards making the house moving and renting process a relaxed and enjoyable one for anyone who rents a property with us.
My responsibilities within this role included managing my own portfolio of properties and dealing with both tenants and landlords for each property. whilst at this company I gained experience in not just Lettings, but property sales as well as commercial leasing.
As well as conducting Move Ins, Move Outs, arranging tenancy renewals and keeping rental arrears at a minimum, I was also responsible for arranging repairs of any maintenance issues within the properties and approving quotes with landlords. In addition, I had to ensure that all properties were fully compliant in line with up to date property legislation, and arranged any required safety inspections (Electrical, Gas as well as EPC) ahead of their expiry.
