Project Executive

Kajima Construction UK Ltd
01.1994 - 12.2005
  • During my eleven years at Kajima, I worked in a variety of roles beginning as Site Manager and ending as Project Executive.
  • My final project at Accordia proved to be an extreme challenge. Assigned late to the project with responsibility to develop and implement a recovery planning to; re-schedule the works, update cost estimates, terminate existing and procure approved suppliers, develop workable construction details, introduce rigorous control measures, provide hands-on leadership of the whole process with reporting systems to satisfy the international division and parent company.
  • Promoted to Project Executive with MD’s consent to develop a business unit within London to target works for the City of London authority or the restoration of historical buildings. Kajima prequalified for Walbrook Wharf, an office development for the Corporation of London. Tender and appointment followed leading to an incident free project delivery.
  • As Deputy Project Manager at 74 St James, I took on the responsibility of leading a team of 40 project staff through the demolition, refurbishment and new build construction works to provide a Private Banking Facility for HSBC. Project delivery required a high-level strategic plan to achieve project completion utilising ‘top-down construction’ techniques.
  • As Systems Manager reporting to the MD, I was responsible for implementing an audit programme to ensure site operations complied with ISO registration on Quality and reported to the Operational Board.
  • As Design Manager on 120 Fleet Street, I gained the confidence of a disparate consultant team and directed design by reviews of commercial, and procurement risk. Chaired workshops to progress design and ensure buildability, identified and controlled change. Reported design progress to site management, and communicated design to production, planning and cost teams. Liaised with Control bodies to ensure obligations to Planning & Building Regulations were met in full.
  • Project managed a team of 14 staff through demolition, earthworks and construction at CDHA’s Project at Phoenix Brewery. Worked closely with CDHA to value engineer the build and meet budgets, the commercial team on procurement and financial matters, and the site team to ensure compliance with company regulations & procedures. Developed a close relationship with CDHA to integrate the scheme into the built environment and attended public meetings.
  • Assigned to Brighton University project during the final stages of completion on resignation of Project Manager and became responsible to the European Director for all site production matters in support of the existing Commercial Manager. Worked closely with the Client to alleviate concerns on programme and quality, resolve outstanding technical issues, and rebuild to align with consultant design. Clear all reserved matters and conditions were to ensure Planning and Building Regulations.
  • Initial role with Kajima was as Site Manager at New Hall Cambridge, within an Anglo/Japanese team. Authority to commence works came almost 4 months late from Japan, nevertheless, the project was completed ahead of schedule, returning a profit and securing a further £100m of work worldwide with the same Client. A somewhat unorthodox project team operated from site with full autonomy that included technicians and to develop concept design to working drawings.
