- Managed over a dozen files in March during a notably busy lead up to the Stamp Duty deadline, many of which involved related transactions.
Client interaction
- Serve as a point of contact for clients, providing updates and answering questions related to conveyancing matters via phone and email.
- Draft and email initial client care letters and business terms.
- Observe meetings between clients and senior conveyancing solicitors.
- Advise clients as to the best options for joint ownership.
File management
- Open and manage case files, ensuring all documents are accurately recorded.
- Draft and organise attendance notes after client meetings.
Document preparation
- Draft contracts, transfer deeds, lease reports, and other legal documentation under the supervision of the firm's senior partner.
- Prepare and submit Stamp Duty Land Tax returns and Land Registry applications.
Searches and Enquiries
- Conduct property searches, such as environmental, local authority, drainage, and water.
Completion and Post completion
- Assist with the exchange of contracts and completion process and ensure all conditions are met.
- Act as a point of contact for clients' final queries pre-exchange.
Compliance
- Ensure that all work is carried out per SRA guidelines and money laundering policies.
- Conduct ID and proof of address searches on clients and conduct requisite company searches.
