  • Carry out inspections resulting from tenant queries where required, for example, dampness and, or condensation and provide advice to tenants and constructive maintenance advice to the trades teams.
  • Carry out Estate Management inspections to meet the required cycle. Identify potential hazards during inspections and provide accurate feedback to Property Department colleagues so repairs can be actioned.
  • Provide an initial inspection service to all instances where a major emergency has been identified. Instigate ‘make safe’ works and liaise with Property Department colleagues for follow on works and housing colleagues for any tenant decant works.
  • Carry out inspections of completed works by external contractors on a regular basis. Provide feedback on quality and safety concerns from visits.
  • Handle tenant complaints promptly and appropriately, calling in repairmen, and other support services.
  • Carry out Health & Safety audits with external contractors and ensure works are being planned and carried out to excellent health and safety standards, and in accordance with submitted RAMS. Report back any concerns from audits.
  • Contribute to the wider Property Department objectives with regular gathering of stock condition information.
  • Build relationships with external contractors and source new contractors through procurement process.
