Investment property management
- I shadowed an Associate Director and other members of the Colliers Investment property management team for a week. I learned many valuable lessons throughout the course of this week such as:
- How property management works through various conversations with building managers and tours of properties. For example the process of engaging service partners to perform hard or soft services for example M&E and lift maintenance, cleaning, front of house and security. These services are paid for via the service charge with the property management team collecting and administering.
- Sat in on multiple meetings between clients and the surveying/building management teams where I learned how they work closely with the clients to ensure that the properties are maintained and operated to the highest standards to deliver tenant satisfaction and in turn financial returns to the client.
- I saw how to solve problems that can arise through a building refurbishment where the team works to balance priorities to ensure the works are completed whilst preserving the tenants ability to work effectively and not cause undue inconveniences.
- I visited a residential development with a building surveyor and followed by a progress meeting. This showed the importance of having a set agenda and accurate note taking to ensure the project is on track, highlight any issues and monitor the workmanship.
- I sat in a meeting between a tenant and contractor where the building surveyor who I shadowed had to mediate between them and make sure everything was being delivered according to the tenants vision and plans.
- Demonstrated respect, friendliness and willingness to help wherever needed.
