Job overview

Asset-managed Home REIT stock during key stabilisation period (March to October 2023). The portfolio was valued at £327.9 million in 2021.

In February 2023, Simpact was appointed asset manager of Home REIT by investment advisors, to stabilise the portfolio - and in particular, to help with rent collection and review the company’s portfolio and tenants.

The outcomes below reflect this stabilization programme:

- Engaged with 56 Local Authorities with Home REIT footprint over a 9-month period

- Alongside a team of 5, managed 2,308 properties across 132 Local Authorities comprising of 11,131 units

- Exceeded KPIS in LA engagement and new partner acquisition across lifespan of contract

- Collaborated with LAs to identify direct lease opportunities (offering 13 LA direct lease opportunities across over 400 units)

- Supported 29 current Home REIT tenants – both those in distress and those stabilising

- Negotiated new rents, lease terms delivering mutually beneficial and sustainable ROI for tenants, LAs and shareholders

- Identified and collaborated with new tenants for exits on Home REIT portfolio: 8 high quality Registered Providers, 37 new CICS

- Worked collaboratively with LAs to ensure vulnerable clients were supported when existing tenants went into liquidation by identifying stabilisation partners and time scaling take over / interventions

- Worked with FM to deliver property inspections across empty units

- Lead presentations on stock to all stakeholders – LAs, existing and new tenants, registered providers and CICs

- Lead on referrals into internal portfolio of properties for a care company – liaising with procurement, PRS leads, supported housing commissioners, heads of housing and housing benefit departments in order to implement and deliver supported accommodation

- Supported implementation of a new internal CQC care company and CIC homeless company

- Identified exit options for internal Simpact portfolio across London and South-East

- Collaborated with external partners on bids (as accommodation supplier for public sector contracts) via MOJ, Home Office and LA procurement opportunities

- Lead handover of all relationship management, lease negotiations and Local Authority input to newly appointed investment advisor (October 2023)

Job overview

Identified new business development opportunities and the acquisition of new developments using a variety of funding streams and partnerships for FourSynergy Group - the largest privately owned developer operating in the SH/SSH space - having delivered over 750 completed buildings, 6000 units of accommodation and deployed over £800m of institutional investment in less than 7 years since their inception in 2014.

Reporting to the Head of BD for Property and Partnerships, I joined Fairhome as a Business Development Manager in 2020 and promoted to Business Development Manager for the FourSynergy Group (covering housing, care, property and investment divisions).

Outcomes included:

- Supporting the deployment of £124 million of funding 2020/2021, £70million worth of funding during 2021/2022, and generating a team pipeline of circa. £100 million new business for the group for 2022/23

- Delivery of team sales target of £92 million in 2022

- Building effective relationships with external partners and contractors including Care Providers, Local Authorities, Housing Providers, Developers, NHS and LA commissioners

· Negotiating client/supplier contracts

- Created core accounts for our pipeline with the sectors largest providers

- Exceeded personal KPIs for group business strategy

- Creation and implementation of regional growth strategy for my area

- Supported generation of new internal CRM system

- Generated largest number of leads across external partners and contractors within team

Job overview

Turning Point is one of the largest cross sector social care charities in the UK, with a turn over of £124 million.

Reporting to the Head of Commercial Strategy and Growth, I began as an Area Development Manager and was promoted to Bid Manager, and then Business Development Manager. I was responsible for managing partnerships and business development for public health contracts across the UK.


Outcomes included:

- Appointed lead TP manager for the Homeless Hotel initiative via GLA during covid pandemic, placing over 2000 people affected by homelessness into hotels across London during the Covid Pandemic – working with core homeless agencies, GLA and LA's

- Developed new core relationships across housing, health and social care organisations in order to broaden impact and improve ROI for bids and LA's and experience for service users

- Represented Turning Point at the APPG at House of Lords on Complex Needs and Dual Diagnosis bi-annually

- Part of BD team that bid for and retained services worth 80 million, and grew contracts by 44 million during 8 year tenure

- Lead social value and CSR champion for Turning Point

- Completion of initial opportunity assessment and analysis of the tender opportunity to inform the following procedures surrounding bids

· Working closely with operational colleagues around new service implementation, service redesign, organic service growth and strategic priorities in substance misuse, mental health and health & well-being services

· Led on intelligence gathering to ensure bids are localised and needs-led, translating this into accessible and usable format

- Knowledge of local authority and health-based commissioning processes as well as OJEU tendering regulations

- Preparation of high-quality tender responses including method statements, case studies, as well as testimonials that meet, or exceed, commissioner service specifications

- Knowledge of best practice around substance misuse, mental health, public health models of intervention and delivery

- Coordination of the bid team, bid summary and kick-off meeting to devise the strategy, win themes and model/budget development for completion of high quality bids

- Developed and implemented favorable pricing structures balancing firm objectives against customer targets
