A lot of the individuals I communicate with are people looking towards their pensions. Making conveying my knowledge and experience to build trust before purchasing their first investment an integral part of what I do. With little or no marketing the company has grown through referrals. Making building relationships the most important part of my role. This enables me to identify buying signals and present induvial opportunities to clients rather than blanket marketing.
Investing in eight cities across the UK I work closely with all of the property sources to ensure up to date knowledge of all areas to be able to present clients with opportunities and match them with a property.
Based in Manchester my role as a property sourcer was to identify investments which fit in with our company model and fit clients briefs. This was done but building my network and cultivating relationships with agents and off market contacts. Each property sourced would go through a full renovation. Taking a traditional property back to brick and bring it to high modern standards to achieve the highest value and rental figure. To do this I organised a full set of surveys and costing to present to the client. Then once secured I would help oversea the full process
My time spent at Philip James has evolved from a senior negotiator to head of new business in Manchester city centre. My main role being new business generation for the past four and a half years. Within this time I have managed to help grow their portfolio to help them become one of the largest estate agents in Manchester.
During my degree I worked for IBM in conjunction with their DEFRA contract. This was a temporary position which I applied for to gain experience in the work place. After my contract finished I went back to full time education and competed my degree, after which I was offered a permanent position. I was given the responsibility of keeping track of all open calls and chasing users as well as other team members whose work load became too large to manage. During my time there I implemented focus groups into the daily routine to help improve communication within the team. This was part of IBM's new GDF lean procedures that were being rolled out within the company. For this I received an UKI EUS CSC award for excellence in GDF lean
I have helped to improve communication with our second office in Scotland through weekly conference meetings. I was also part of the team who made the transition from Assyst logging tool to the new Maximo systems.
