• Acting as a broker between private sector landlords and London borough councils to secure suitable housing placements.
• Managing property inspections and ensuring compliance with EPCs, Gas Safety Certificates, EICRs and tenancy documentation.
• Liaising with councils to source suitable tenant nominations and matching applicants to available properties.
• Assessing affordability and housing eligibility, including Local Housing Allowance (LHA), benefit cap considerations, Universal Credit and additional entitlements such as PIP.
• Negotiating rental figures, including both LHA and above-LHA agreements, alongside landlord incentive packages with local authorities.
• Building and maintaining relationships with landlords, tenants, councils and agents throughout the placement process.
• Coordinating viewings and preparing vulnerable or homeless applicants for tenancy placements in a professional and supportive manner.
• Managing communication between landlords, tenants and councils regarding feedback, tenancy progression and move-in arrangements.
• Supporting tenants with initial Universal Credit change-of-circumstance processes following move-in.
• Handling early-stage tenancy issues and snagging matters between landlords and tenants following occupation.
