• Development Project Manager, with over 20 years experience within the construction industry this role has allowed me to become responsible for the delivery of high value, award winning, affordable residential projects across South Wales. With a proven track record of managing complex schemes with a variety of abnormalities, from tight City Centre tower blocks, Grade II listed façades to Coastal Frontage Apartments. Leading multidisciplinary teams to ensure the correct design, procurement method, contractor appointment and inevitably deliver a scheme on time, on budget and to the highest possible quality standard. Strong expertise in a variety of build methods, fire safety, health and safety, compliance, stakeholder management, budgeting and customer relations.

Key Responsibilities;

- Project Management and overall delivery of various development schemes, from a variety of initial inception points, such as pre-contract, pre-tender and post contract.
- Preparing and submitting development schemes to Welsh Government for Technical Approval and Grant drawdown.

- Preparing and presenting Board Reports on all developments to ensure commercial viability sign off.
- Liaising with Architects, Employers’ Agents, Quantity Surveyors, Planning Consultants, Contractors, Principle Designers and Engineers. Including procuring and formalising their appointments.
- Understanding, Actioning and Submitting all Welsh Government applications relating to a variety of funding option, from SHG, ICF, HCF, LBDF etc
- Financial Management of consultants fees and contract spend.
- Managing and formalising any on site variations.
- Technical reviews throughout the development process and to ensure to engage with internal compliance team.
- Actioning legal documentation (including sectional agreements and securing surety providers).
- Working with and advising contractors on each development, organising various investigations that are required (from Site Investigations, R&D surveys to working with the statutory utility companies).

• Checking drawings for WHQS, WDQR and SBD compliance.
• Providing and documenting random and scheduled Clerk of Work inspections, whilst also monitoring all Quality Control measures across various sites.
• Drafting reports and providing information to the development manager.
• Managing and monitoring defects on completed developments and snagging developments nearing completion.
• Working with the land acquisition consultant and ensuring all schemes are technically viable (commercially), along with helping contractors who wish to formalise a package deal.
• Manage and document tender processes, with new experience in doing so via Sell2Wales.
• Actioning legal documentation (including sectional agreements and securing surety providers).
• Working with and advising contractors on each development, organising various investigations that are required (from Site Investigations, R and D surveys to working with the statutory utility companies).
• Created new component specifications and COW templates for the organisation

• Project management of various development schemes (including four innovative MMC projects) from pre-tender through to completion.
• Preparing schemes for submission to Welsh government for technical and grant approval.

• Understanding and actioning Welsh Government paperwork relating to Social Housing Grants (including making applications).
