An HMO business model.
We would rent 4-7 bedroom houses from landlords and sublet the rooms to young working professionals for like minded working professional houses.
My goal would be to have zero occupancy's in our houses and to help grow the business. When I joined we had around 600 tenants and by time I left it was closer to 1800 tenants. 110 houses and 2 large co living buildings each with around 30 Flats in them.
My Targets would be 15 -20 rooms let a month and in the busy season 30 rooms. I exceeded every target from when I started until earlier this year when the market dropped. There would be zero targets for the christmas months 19th of Nov - 21st of Jan. As we wouldn't allow tenancy's to end between those dates as its a quiet time in the market. So I would be an average wage of my earnings from the year.
I had a company record week of 12 deals and a record month of 48.
5 deals a week would be the expected amount.
I had let a total of just over 700 rooms in my 3 years and 7 months with them. Do take into account that 2 months of the year no deals were being made so I would be helping out with other parts of the business; BD and property management.
I was using spareroom.com to advertise my rooms on top of networking with old clients and ex tenants who's friends needed help finding rooms. I would need to write up each contract for each room I let so a considerable amount of admin depending on how many deals were made.
Depending on the season i would be calling between 20- 80 applicants a day. Although as most of the time i was at london shared i was lettings rooms 2-3 months in advance as we were maintaining a zero occupancy.
Most of my time would be driving from house to house on viewings and taking calls in the car. Admin would be done in the morning in the office and in the late evenings.
I would average about 4 hours a day in the car whilst taking calls and arranging viewings.
Door to door sales for charity's and solar panel companies whilst on a working holiday visa in Australia.
Commission based - high level of self-motivation needed.

Aided in volunteering for the bushfire recovery service for 3 months to help farmers that have lost land due to the bushfire disaster in 2019.
Managed a team of between 3-7 workers each day, further developing leadership skills
Daily duties involved acting as a point of contact for workers, building fences and removing dead trees.
I decided to do this volunteering rather than farm work for a second holiday working visa which I never ended using.
