Delivering multiple concurrent refurbishment and specialist interior projects across live education and corporate environments, with individual project values between £20k–£500k and a combined annual portfolio exceeding £4m. Full accountability for programme, commercial performance, safety, quality and client satisfaction from pre-construction through to handover.

Key Responsibilities:

• Lead end-to-end project delivery, maintaining control of time, cost, quality, safety and commercial performance.
• Manage multiple workstreams concurrently, coordinating contractors, consultants, suppliers and internal teams.
• Own project programmes, monitor progress, identify variance and implement recovery actions as required.
• Manage project budgets, procurement and commercial reporting, including variations and cost control.
• Act as Principal Contractor representative, ensuring full compliance with CDM regulations, RAMS, CPPs and site safety requirements.
• Maintain strong client and stakeholder relationships, providing clear progress, cost and risk reporting.
• Lead pre-construction scoping, site surveys and feasibility reviews to ensure buildability and risk mitigation.
• Procure subcontractor and supplier packages, managing scope clarity, technical compliance and delivery performance.
• Support tender reviews and estimating activity, contributing to pricing accuracy and commercial decision-making.

• Directed pre-construction strategy, including early-stage scope definition, design interrogation, performance specification review and coordination of architectural, mechanical and electrical inputs.
• Led procurement of all labour, materials and specialist systems, producing detailed schedules aligned with specifications, tolerances, regulatory standards and programme constraints.
• Developed technical detailing for bespoke joinery, specialist fitted furniture, mechanical interfaces, ventilation requirements and Building Reg-compliant installations.
• Delivered projects from ground investigation through to commissioning and client handover, ensuring compliance with statutory standards, NW regional education frameworks and safeguarding policies.
• Provided major estimating input for commercial, educational and specialist joinery projects, including pricing validation, risk allowances and supply chain consultation.

• Oversaw apprentices, answered questions and provided feedback on work to assess performance and abilities and maintain quality standards.
• Read and interpreted specifications, diagrams and blueprints to understand and apply requirements for projects.
• Evaluated work after project completion for high-quality work.
• Demonstrated comprehensive knowledge of carpentry, framing and plumbing to use expertise in determining quality and standards.
• Hired and managed subcontractors to perform electrical and plumbing installation, instilling discipline with quality and deadlines.
• Conducted site inspections to discern risk and hazardous environment, performing safety and security measures.
• Examined buildings and project specifications to determine measurements and dimensions.
